This project is located in an area called "The Golden Triangle" of Eden Prairie, It is the area bounded by TH 494 to the south, TH 212 to the west, and TH 169 to the east. The study evaluated the traffic impacts of three redevelopment scenarios for the existing 47+ acre site located along Flying Cloud Drive. The study evaluated the traffic impacts of the three different scenarios on 12 nearby intersections for various target years. Analysis included the interchange at Shady Oak Road and TH 212 and the interchange at Valley View Road and TH 169. Mitigation measures for the three scenarios were developed based on the analysis results.

This study evaluated the traffic impacts resulting from a proposed expansion to the existing Wal-Mart store of approximately 50,000 SF. The expansion upgraded the existing store to a Supercenter. The study evaluated the traffic impacts of the expansion during the AM and PM peak hours at five key locations, one of which was a signalized intersection on County Road 81.
This study evaluated a concept plan to develop a 75+ acre parcel located north of 65th Street NW adjacent to TH 52 in Rochester, MN. The study evaluated the traffic impacts at 11 key intersections for short term and long term development years. Three other significant area developments adjacent to TH 52 were incorporated into the analysis as well as various roadway and interchange scenarios provided by the City of Rochester. The study evaluated the traffic impacts and provided mitigation recommendations.
This study evaluated a concept plan to develop the southwest quadrant of I-35W and CSAH 17. The concept plan included a Mills Fleet Farm store, a car wash, a gasoline/convenience store, and a fast-food restaurant. The study addressed traffic operations at the developments two access locations to CSAH 17 and the segment of CSAH 17 located between them.
This study evaluated a concept plan to develop 23+ acres along TH 169 in Grand Rapids, MN. The concept plan included a Wal-Mart Superstore, a gasoline lease area, a fast-food and a high turnover sit-down restaurant. In addition, the study accounted for adjacent parcels for which development hinged on the Wal-Mart development. The study focused on impacts at six key intersections, four of which were located on a City planned "reliever route". The feasibility of a proposed "right-in/right-out" access on TH 169 was also evaluated.
This study evaluated a concept plan to develop a 26+ acre parcel bounded by TH 2, TH 71, and TH 197 in the City of Bemidji, MN. The concept plan included a Menards home improvement store, a retail strip, fast-food restaurant, and a sit-down restaurant. The study focused on the traffic impacts at two key intersections on TH 197. The study reviewed, short and long term access concepts that correlated with Mn/DOT's vision for TH 197.

Special Studies
This study determined existing parking utilization and identified potential opportunities to increase the existing parking supply, The current parking usage was determined and two expansion options were developed to address the tenants parking need.
This study evaluated the proposed concept plan for adequate parking supply. When development consists of multiple uses, opportunities for shared-use parking can be evaluated. Shared parking is the use of a parking space to serve two or more individual land uses without conflict or encroachment. An example from this project is the hotel patrons ability to use vacant spaces available by the office buildings after 5 PM and on weekends. Studies such as this one can help ensure that adequate parking is provided, while avoiding the negative aspects of excessive land area devoted to parking.
This study evaluated the impacts of access closure to the T.A. Schifsky and Son's asphalt business. Travel time delay studies were performed to obtain present truck routes and associated delays. These delays were then used in comparison to future revised routes and expected delays resulting from proposed access closures..
The purpose of this study was to review the railroad crossing characteristics for a proposed multi-use trail crossing and determine the appropriate crossing control, signing, and pavement markings that should be used for this particular crossing location.. Further assistance was provided with the railroad crossing approval process.
This study evaluated a concept access plan. Specifically, the feasibility of a proposed right-in/right-out access to CSAH 68 just south of TH 95 in North Branch, MN. This study reviewed the need for access, the County access standards, existing and projected volumes, safety factors, anticipated traffic operations, and then summarized the findings and recommendations for the agencies involved.
